General Information

Trash Dumpsters

There are two trash dumpster locations. One location is at Phase II at the back gate. The other location is in the East Village by the maintenance building. PLEASE PUT ALL TRASH IN THE DUMPSTERS. Do not leave on the ground in front of or beside the dumpsters. If the dumpster is full, take your trash to the other location. Trash pickup days are Monday, Wednesday & Friday.

Yard Waste

Yard waste is not to be placed in the trash dumpsters. This is a violation of county ordinance resulting in a fine and a possible increase in garbage disposal costs eventually resulting in an increase in maintenance fees. Yard waste including palm fronds, bagged weeds and small branches should be put at the end of your driveway for pick by our lawn maintenance crew or taken to the yard waste dumpster. If possible, branches should be tied and be no longer than 4 feet.

Lawn Service

Weather permitting, lawns are mowed in Phases 1 & 2 on Monday and Tuesday and in Phases 3 & 4 on Wednesday and Thursday. Property owners are responsible for weeding of all flower beds and pruning of all shrubs and trees on their lot year-round. If absent during the summer months, arrangements must be made to take care of flower beds and shrubs.

Water Restrictions

The Governing Board of the Southwest Florida Water Management District revised watering restrictions to allow lawn and landscape watering up to 2 days per week. Watering days are as follows: If your address ends in an even number, your watering days are: Thursday and/or Sunday. If your address ends in an odd number, your watering days are: Wednesday and /or Saturday. On the designated watering days, you may irrigate lawns and landscape between midnight and 10:00 am or between 4:00 pm and midnight. Watering restrictions are enforced by Polk County and violations are subject to up to a $500 fine.

Pets

Pets must be kept on a leash. Dog walk areas are provided outside the front gate and outside Gate #2 by the dumpsters. ONLY 2 PETS PER HOUSHOLD ARE PERMITTED. Please clean up after your pet.

Recreation Vehicles

Recreation vehicles are permitted to be parked in front of your lot for up to 48 hours for the purpose of loading and unloading. Vehicles can be stored in the POA storage compound area based on available space.

Storage Compound

The purpose of the storage compound is to provide storage for the owners of property at Lily Lake. A limited number of storage sheds may be available or positioned in the lot. The size of the lot assigned will be determined by need and availability. Residents accepting a site assignment agree to abide by all the terms and conditions. Residents desiring a storage site must fill out an application form available from the POA Office. An annual fee will be charged for each site assigned to a resident.

Home/Site Alterations

Prior to commencement of work on any home addition, placement of a free standing shed or concrete pad addition, you are required to submit a drawing with a brief description of the work. The POA will return a copy of your approved drawing and description. The homeowner remains responsible for all required government-issued permits prior to commencement of any construction.

Cable TV

The POA will schedule installation of new cable service. The homeowner may call the cable service provider direct to report an outage or schedule repairs. When reporting problems with your cable channels, tell the provider you are with the Lily Lake Bulk Account. If you have additional premium channels, you can give them your name because a separate account will be set up. Our service provider is Comcast Cable and the service number is 1-800-266-2678.

Clubhouse and Resort Information

The Clubhouse is available 24 hours a day. It is preferred that you accompany your guests. The Clubhouse has a backup power source fueled from propane. NO SMOKING OR VAPING is permitted anywhere in the Clubhouse. NO PETS are permitted at anytime in the clubhouse. Children under the age of 16 must be accompanied by adult.

Gates

The front gate coincides with the Pro Shop hours. The gate is open everyday except on Christmas. The back gates can be opened with a Genie remote which can be purchased in the POA Office. When closed, the front gate can be opened by access code and Genie remote.

Pool & Hot Tub

Pool and hot tub hours of operation are from 8 am to 10 pm. The pool is closed until 8 am each morning for cleaning and maintenance. The pool is for the use of residents, their guests and renters. No lifeguard is provided. Swim at your own risk.

Homestead Exemption

For information of the Florida real property homestead exemption, call 800-780-5346. To apply for the exemption, you will be required to furnish a copy of your recorded warranty deed, a copy of your Florida drivers license, and a copy of your vehicle registration.

Annual Membership Meeting

The annual membership meeting is held in March each year. Letters detailing the date, time and place are mailed by January 31.

Maintenance Fees

Maintenance fees are due semi-annually and are required to paid by January 1 and July 1. Reminders are sent by mail no less than 1 month in advance. Florida is a no-notice state and reminders are provided only as a courtesy. Failure to pay maintenance fees by the due date irrespective of whether or not you received your reminder will result in a late charge and possible accrual of interest. Reminders are mailed to the address of record provided to the POA Office. Maintenance fees remaining unpaid 45 days after the due date will result in a filing of a lien with all associated costs billed to the property owner.

Visitors

Children are welcome in Lily Lake for a short-term stay with their parents as they pass through and to visit Grandma and Grandpa, but keep in mind, to maintain our senior park status, it’s only short term.  Per our Rules & Regulations, minor children may visit a total of 14 days in a 6-month period.
